Answers to the questions we hear most often about construction in Connecticut, from costs and timelines to permits, project types, and how we work with clients across the state.

What does Upscale Construction do?

What does Upscale Construction do?

Upscale Construction is a Connecticut-based construction management and general contracting firm headquartered in New Haven. Established in 2018, we deliver commercial, industrial, and multifamily construction projects across the state — including office buildouts, retail spaces, restaurants, manufacturing and industrial facilities, multifamily housing, senior living facilities, historic restorations, and adaptive reuse developments. We offer four core services: construction management, general contracting, design-build, and pre-construction planning.

Where is Upscale Construction located and what areas do you serve?

Our office is at 163 Fitch Street, New Haven, CT 06515, and we serve the entire state of Connecticut. From New Haven and Hartford to Stamford, Bridgeport, Waterbury, and every town in between, we take projects statewide, including shoreline communities, rural towns, and the Litchfield Hills.

What types of projects does Upscale Construction take on?

We specialize in commercial, industrial, and multifamily construction across multiple project types: multifamily housing (market-rate, affordable, senior, and student), skilled nursing and assisted living facilities, private and charter schools, retail spaces and restaurants, commercial office buildouts and expansions, industrial and manufacturing facilities, historic restoration, and adaptive reuse and conversion projects. Project sizes range from focused interior fit-outs to ground-up developments.

What's the difference between construction management and general contracting?

A general contractor is hired after the design is complete to build the project at a set price. The GC manages subcontractors and delivers the finished building. A construction manager is brought in earlier — often during design — to advise on budget, materials, scheduling, and constructability before construction begins. This typically saves time and money on complex projects. At Upscale Construction, we offer both, plus design-build, where engineering, architecture, and construction are handled under one roof for a faster, more coordinated process.

How long has Upscale Construction been in business?

Upscale Construction was established in 2018 and has been actively building across Connecticut since. While the company itself is a newer firm, our leadership team brings decades of combined construction and real estate experience — including managing over 5,000 rental units across Connecticut. That operational background gives us a perspective most contractors don't have. We've also built strong relationships with subcontractors, vendors, architects, and municipalities throughout the state that help keep projects on schedule and on budget.

How much does commercial construction cost in Connecticut?

Costs vary widely based on project type, materials, location, and scope, but rough ranges for Connecticut work in 2026 are: interior office buildouts run $75 to $200 per square foot, retail buildouts run $100 to $250 per square foot, industrial and warehouse facilities run $100 to $250 per square foot, ground-up commercial construction runs $200 to $450+ per square foot, and multifamily new construction runs $200 to $400+ per square foot. The biggest cost drivers are site conditions, structural complexity, finish level, and current material and labor pricing. We provide detailed cost estimates during pre-construction so you have realistic numbers before committing.

How long does a typical construction project take?

Timelines depend on scope, permitting, and project type. Office or retail buildouts typically take 8 to 16 weeks. Industrial fit-outs and tenant improvements take 12 to 20 weeks. Ground-up commercial projects take 9 to 18 months. Multifamily developments take 12 to 24+ months. Permitting in Connecticut municipalities can add 4 to 12 weeks depending on the town. We build realistic timelines into every contract and communicate weekly during construction.

Do you handle permits and zoning?

Yes. We manage the full process — zoning research, building permits, mechanical/electrical/plumbing permits, certificate of occupancy, and any required municipal approvals. Our relationships with local building departments across Connecticut help projects move through review efficiently.

How do I get a quote or start a project with Upscale Construction?

There are three ways to reach us. You can call us at 860.222.7131, email us at office@upscalect.com, or visit our contact page online. For most projects, we start with a free consultation to understand your vision, budget, and timeline. From there, we provide a detailed proposal including scope, cost estimate, and projected schedule.

What makes Upscale Construction different from other Connecticut construction companies?

What truly sets Upscale Construction apart is that we're owners and developers ourselves — not just contractors. Our leadership team has managed over 5,000 rental units across Connecticut, giving us hands-on knowledge of how buildings actually perform once they're occupied. That experience taught us which finishes hold up, which systems break down, what tenants actually want, and where construction dollars get wasted versus where they should be spent. We've also built, owned, and operated commercial, industrial, and multifamily properties of our own, so we approach every project from the investor's perspective. Most contractors build what they're told. We help clients build what will actually perform.

Beyond that perspective, we offer all major construction services under one roof — construction management, general contracting, design-build, and pre-construction — so clients have one accountable partner from concept through completion. Our project range spans commercial buildouts, industrial facilities, multifamily housing, senior living, historic restoration, and adaptive reuse, giving us the experience to handle complex, multi-phase work.
